Most real estate outcomes are determined by three variables. The objective is not simply to achieve the best outcome, but to manage risk within a complex market.

Positioning
Where a property sits relative to current buyer demand and competing inventory.

Timing
Where the listing sits within the market cycle and how quickly comparable properties are being absorbed.

Structure
Underlying fundamentals such as land value, zoning, neighbourhood change, and long-term supply constraints.

Understanding how these factors interact determines whether a property attracts competition or sits quietly on the market.


Personal Background

I grew up in Kitsilano and attended Carnarvon Elementary. Over the years I’ve watched Vancouver evolve from a relaxed coastal city into one of the most expensive housing markets in the world.

The skyline changed, the buyers changed, and the numbers involved became significantly larger.

Outside of real estate I spend much of my time at Marine Drive Golf Club, which has become a place where many long-standing friendships and professional relationships overlap.

Jamie lives in Vancouver with his wife Zahra, a physician, and their growing family.
